Make External Synths in 1 Hybrid Audio/Midi Track like Ableton Live has got

Ableton Live has got a nice Feature for External Instruments, wich is really handy in setting up and handling the external synths or keys.
It is made of 1 Hybrid Track
This contains:
1.Selectable Midi Out (Prefered Instrument wich is Setup in Ableton Live Pref´s)
2.Selectable Audio in (on wich the prefered Instrument is routed in)

From my experience it has many advantages, that there are:
It is all held in one Simple Track
- no Folders - no extra Monitoring for Midi + Audio
Otherwise you always have to work with a Miditrack besides a Audiotrack, wich is really anoying, because it makes everything more an more complicated.
At the End the User can decide to do a Realtime Mixdown or Record the Synth as Audio Track, with the advantages of Audio and Midi beeing keept in 1 Hybrid Track.
